Are Rainwater Tanks Compulsory in NSW?

When a tank is necessary

The hot Australian climate and our frequent periods of drought mean that new developments and government regulations now require homes to install rainwater tanks that will also be a protection for your property. If you are engaging in a new development, you will need to submit a BASIX Certificate which includes guidelines for rainwater tank installation. If you are making an alteration or addition to your property and your project does not include a swimming pool or spa, you will not be required to install a tank.

BASIX Certificate

The Building Sustainability Index, or BASIX, is a requirement of the NSW government. It affects anyone submitting a Building Application for a new house, alteration or addition, villa, townhouse, units, swimming pool or outdoor spa. Its aim is to improve energy efficiency throughout homes.
 
A BASIX Certificate assesses rainwater requirements based on the capacity of your tank, the area of your roof connected to the tank, how your water will be used, and how overflow from your tank will be diverted. It will conclude the required volume of rainwater tank needed to sustain your property or development.
 
To get a BASIX Certificate, you need to complete an online sustainability assessment which will determine if your development meets the required sustainability targets. After you complete the assessment and pay the required fee, the Certificate will be issued.

Size and usage of your water tank

The size of your tank will depend on several factors, including the location and size of your development, the area of landscaping and roof for collection, the type of fixtures and what will be connected to the tank. The size and covering of any swimming pool or spa will also be taken into account.
 
Once you obtain a BASIX Certificate, you can connect your rainwater tank to a number of sources around your home or property, including your garden, toilets, laundry, hot water taps, drinking water supply, swimming pool or spa.
